Not all roofing systems are created equal, and choosing the right one for your building is crucial to extending the life of your roof. For example, a restaurant requires a different roofing system than a distribution warehouse. The vents on restaurant roofs can lead to grease buildup, which can cause premature failure in systems like TPO. In such cases, a PVC roof system would be a more suitable option.
If your building houses a large amount of mechanical equipment that requires frequent foot traffic, an asphalt-based system like Modified Bitumen or a Built-Up Roof System might be more appropriate than a single-ply roofing system like TPO or EPDM. That’s not to say TPO or EPDM aren't viable options—when installed correctly with proper details, they can perform well. However, single-ply systems (TPO, PVC, EPDM) may not be the most durable choice for roofs with constant mechanical maintenance and extensive equipment.
On the other hand, if your building is a distribution warehouse or has a standard amount of mechanical equipment, such as HVAC systems, Single Ply Roof Systems are excellent candidates. In fact, these systems are commonly installed on the majority of commercial buildings.
Among the various options available, a Single Ply layover system is often one of the most cost-effective solutions. If you have a 20-year-old metal roof that frequently leaks, we can offer a TPO Retrofit Roof System as an excellent alternative. This solution includes installing additional insulation over your existing metal roof, which improves your building's R-value. We then mechanically fasten a 20 year TPO Roof System over the insulation, eliminating the need for thousands of exposed screw heads that could potentially leak during every rainstorm.
Another example of a Single Ply layover system is for a 25-year-old Built-Up Roof System (Tar and gravel). In this case, we can remove the existing loose gravel ballast, add new insulation to improve your building's R-value, and then install a new 20-year TPO Roof System, either mechanically fastened or fully adhered. Another option involves removing the gravel ballast, applying an asphalt primer to the entire roof, and then torching down a 20-year, 2-ply Modified Bitumen Roof System, which includes one layer of smooth mod-bit and a second layer of granulated cap sheet.
